Lake Havasu Seller Tip: Honey Do List Before You List
Hiring an Agent
First things first. Unless you have time for marketing, showing, meeting with every inspector and coordinating all the paperwork, you’re going to need an agent. So, the first chore on your “honey-do” list needs to be hiring an agent. Thus, my first Lake Havasu Seller tip for this week is to interview several agents before you hire “the one”. What’s their background? How long have they serviced the Lake Havasu real estate market? Ask for references. Discuss how they plan on marketing your Lake Havasu home. Do your homework.
After you hire a Lake Havasu REALTOR@ to represent you, my next Lake Havasu Seller tip involves elbow grease…and lots of it! Buyers look at everything. Clear out the dust bunnies under the beds. Clean out your closets. Scrub counters, floors, floorboards, windows and inside cupboards and drawers (yes, inside). Deep clean carpets, upholstery and window treatments, especially if you own pets. Move the appliances to clean behind there as well. Get rid of any cobwebs. You want to put your home’s best face forward. You can’t do that if all a Buyer sees is a mess.
Make a List
The next Lake Havasu Seller tip for your “honey do” list is to make a list. What kind of list? A list of any and all improvements and issues tackled while you owned the home. Did you replace the water heater? Replaced the roof? Upgraded your pool’s pump? Any leaks found on the property? On your list, write down what was repaired/replaced, why and when. Detail measures you put into place to ensure that these issues won’t arise again. It’s better to let the Buyers know about these up front.
Check Your Front Door
This may seem silly, but most of us enter our Lake Havasu homes through our garage, not the front door. Make sure your key works easily in the lock. Then, check the doorbell to make sure it is in good working order. While you’re at it, add a little oil to the hinges. Squeaks don’t impress.
Before you list your Lake Havasu home the market, complete the tasks on the “honey do” list I set out above. You’re more likely to end up with a better result that way.
